What gateway one is
Gateway one is the first of three stages introduced after the Grenfell Tower fire. It makes sure fire safety is considered at the planning stage, particularly site layout, fire service access and water supplies, which are hard to change later.
When it applies
A fire statement is needed for applications involving a relevant building: one at least 18 metres high or with 7 or more storeys, containing two or more dwellings or educational accommodation. It also applies to some changes of use and prior approvals.
The fire statement
The statement is made on a government form and covers the building’s construction, fire safety design principles, means of escape, fire service access and water supply. It should be prepared by a suitably qualified person, usually a fire engineer.
