Planning

Landic Planning specialise in all aspects of planning. Our service covers appraisals, applications, appeals, conditions, objections and resolving enforcement action.

We understand that for the majority, planning permission is something that may only be required once or twice in their lifetime and can be very complex and stressful. Often when we talk to clients they have read and been given what appears to be conflicting information from various reliable sources, so they are totally unclear what is actually required.

Our planning consultants have decades of experience dealing with all types of planning permission and untangle the web and explain in depth why there may be conflicting information.

For all projects, especially before purchasing a site we usually recommend a planning appraisal to find out whether your proposed development is feasible, does it need planning permission, what the costs would be and importantly the likelihood of success.

Should you choose us, our experts will take care of everything for you and provide you with regular updates throughout the process. If you have any questions about your project or would like to find out more about how we can help, contact us today and one of our experts will be in touch shortly.

Planning appraisals:

A planning appraisal is an assessment of the development potential of a site based on planning policy, legislation and other relevant considerations.

When providing a detailed appraisal, we undertake research on a number of critical aspects that affect the development potential of a site.

Our experts understand the planning system, having spent many combined years assessing and promoting schemes and securing consents. Our expertise covers all types and scales of development. We use this expertise to review planning policy and decisions to advise on the prospects of development.

From this informed position we can advise on the potential development but most importantly the routes to achieving the required permissions. These options can include outline, full planning application and permitted development. This is the planning strategy to deliver the vision for the site.

Where planning permission is required to alter or enlarge a single house or flat a householder planning application may be the best way forward.

There are a number of different applications that can be submitted and it is important to submit the right ones in the right order to meet your project goals.

Planning permissions are always approved subject to certain conditions being met. If you fail to discharge (meet) any of the conditions it could invalidate your planning approval and risk enforcement action.

Existing permissions often need amending for a number of reasons such as to allow new consents being granted, changes in policy or amendments required for construction.

During the planning application there is a 21 day consultation period where neighbours or indeed anyone concerned can comment or object to the application.

You can appeal if your planning application has been rejected, you receive an enforcement notice or you are unhappy with some of the conditions of your planning approval.

Developers, property owners and tenants can unknowingly make alterations to their properties that causes them to be in breach of planning conditions or build out schemes incorrectly that causes enforcement action.
